NEW MORTGAGE BROKERS
British Columbia
Regulator: BC Financial Services Authority (BCFSA)

BCFSA’s suitability requirementsTake UBC’s course and pass the exam
Complete the Mortgage Services Licensing Course through UBC Sauder and pass the exam. This is the course for new applicants under BC’s current rules.
BCFSA’s education requirementsGet your documents ready
Arrange the required certified criminal record check. Gather your photo ID, education details, five years of employment history, and work-status documents if needed.
Choose a BC brokerage

Apply through IRIS
Submit your application and fee through BCFSA’s IRIS portal. Your principal broker confirms it, then BCFSA reviews it. Wait for approval before practising.
ADDING ANOTHER PROVINCE
Already licensed?
Ask the regulator about labour mobility before paying for new courses. Your existing licence may qualify you for a shorter route; BC still requires the applicable interprovincial exam for eligible applicants. You need a separate application and approval in each province.
Checked October 15, 2026. BC steps reflect the Mortgage Services Act rules in effect from October 13, 2026. Check the regulator links for full requirements, current fees, and application deadlines.
